The building was 35% occupied when purchased with one long-term tenant. We have successfully leased 100% of the building with five new long-term leases. In less than four years we repaid our investor his $150,000 investment and he has received additional cash payments totaling $113,564 which equates to 45% average annual cash-on-cash return on his initial investment over a 3 year period.
Our investor will continue receiving cash-flow payments of $24,000 per year.
